This bright and modern 4-bedroom villa is situated in beautiful Theoule-sur-Mer, a scenic coastal village spread along the picturesque small bays of the Esterel Mountain range and between the famous Riviera destinations of Cannes and St. Tropez.

This property is a wonderful option for a large group or family of 8 to enjoy a peaceful stay on the Riviera while being located within easy driving distance of the busy coastal towns and historic inland villages. The villa is located in secure private grounds close to the village and its peaceful sand beaches that offer a relaxing alternative to many of the Riviera's crowed coastal resorts.

The villa is nestled on a stunning hill full of bright greenery and lemon, olive, jasmine and palm trees that give the location an exotic, tropical feel. The property also boasts fantastic furnished terraces found on both the upper and lower levels of the property that offer breathtaking views over terracotta rooftops and the Mediterranean Sea. The villa also features a large swimming pool with a spacious patio area and lush lawns for guests to unwind in the sunshine on days not spent at the beach.

On the lower level of the villa is a bright living area which is a cosy, homely space furnished with two large sofas, a large flat screen TV with international channels and a DVD player. The living space is open-plan and also includes a dining area for guests to dine indoors, and floor-to-ceiling panoramic windows line the wall of the room and provide stunning sea views and access to the large terrace with a wooden dining table and chairs for alfresco dining.

On the same level of the villa is a large American kitchen that is equipped with all of the appliances guests could need to cater for 8 guests and includes a large refrigerator and freezer, an oven, microwave, dishwasher, ceramic stove, washing machine and a glass dining table and chairs for a casual breakfast.

There is also one bedroom on this level that is a bright and airy room with a double bed and large windows that open onto a terrace area with a sea view. The room also has a private bathroom with a sink and shower cubicle and a separate WC.

The other three bedrooms are found on the upper level of the villa and each room also benefits from their own private bathroom, two of which are shower rooms and one of which is a full bathroom with a bath, separate enclosed shower cubicle and a vanity area. All three of the bedrooms also feature their own private terrace areas which are furnished with either sun beds or seating areas, allowing guests to wake up to the magnificent sea views and relax in privacy. The bedrooms provide versatile sleeping options as two of rooms are furnished with double beds and the third is a twin room and great for children.

Other convenient comforts of the villa include WiFi Internet, air-conditioning, central heating and double-glazed windows throughout. Tucked away amongst palm, orange and mimosa trees on a hill overlooking the bay, this villa also enjoys a tranquil, exotic location within easy access of the village centre and beaches. Theoule has a range of public and private beaches suitable for both adults and children, and guests can also enjoy plenty of fantastic outdoor activities during their stay such as catamaran rentals, wind surfing and kayaking at beaches such as Miramar Plage.

The picturesque inlets of the area surround the clear waters of the Mediterranean Sea, with bright shades of turquoise that change depending on the season, and many beaches offer diving and snorkelling services to explore underwater, notably along the famous rocky shore of the 'Pointe de l'Aiguille'.

The Esterel Departmental Park next to the village is a 700 hectare park that offers a beautiful exploration of nature with its various hiking and mountain bike paths, breathtaking viewpoints and horseback riding facilities. Just a short drive to the east is the town of Mandelieu-la-Napoule, which is home to the Tanneron Massif located just north of the town, where one can enjoy a scenic drive along the winding roads lined with fragrant Mimosa trees that are in full bloom during the months of January and February. The views here from the high hills are marvellous with a vista overlooking Cannes, the Lérins Islands, the sea, and the mountains in the distance.

Guests can also step back in history in Mandelieu with a visit to the Château de la Napoule, a beautiful, old seaside fort which was bought by American billionaire and artist Henry Clews who transformed it into an art museum with unique outdoor sculptures and amazing landscaped gardens.

Guests can also explore the larger famous towns of Cannes, Antibes and Nice, found within an hour's drive to the east of the villa, and Saint Raphel and Saint Tropez which are just over an hour's drive to the west, setting all of the Riviera's best attractions within easy reach of the property.
